Subsale homes and auction properties whose asking price per sq ft is at least 10% below similar listings in the same area. Each listing shows the numbers behind it, so you can judge the gap yourself.

How we work it out Estimate only

  • We compare the asking price per sq ft with the median for the same property type in the same area, across sale listings on EstateBuds.
  • A listing appears only when there are at least 3 other comparable sale listings in the area (the same type, or similar high-rise or landed homes when there are too few), and its price per sq ft is 10% or more below that median.
  • This compares asking prices, not valuations. A lower price can reflect age, floor, condition, tenure or a title issue, so get a bank valuation and do your checks before you commit.

What does "below market value" mean here?

The asking price per sq ft is at least 10% below the median for the same property type in the same area, based on sale listings on EstateBuds. It is a comparison of asking prices, not a professional valuation.

Are auction properties always below market value?

Not always. Reserve prices are often set below market to attract bidders, and drop again if an auction fails, but the final price depends on the bidding. Add the deposit, legal fees, any arrears and repair costs before you compare.

Why would a property be priced below market?

Common reasons are an urgent sale, an older or unrenovated unit, a low floor or poor view, leasehold with few years left, Bumiputera or Malay reserve restrictions, or a title or strata issue. Ask the agent and check the title.

How do I check a property is really a good deal?

Compare recent transacted prices on NAPIC or the JPPH portal, ask your bank for a valuation before you pay the deposit, and have a lawyer run a land search. Our price comparison is a starting point, not the final word.
