High ROI properties in Malaysia: 5%+ rental yield

Homes for sale and at auction with an estimated gross rental yield of 5% or more, worked out from what similar homes nearby are asking in rent.

How we work it out Estimate only

  • Estimated gross yield = median monthly asking rent per sq ft for the same property type in the same area × 12 ÷ the listing’s asking price per sq ft.
  • We show a yield only when there are at least 3 comparable rental listings in the area (the same type, or similar high-rise or landed homes when there are too few), and list homes at 5% or more.
  • Gross yield is before costs. Maintenance fees, sinking fund, quit rent, assessment, insurance, repairs and empty months bring the net return down, often by 1 to 2 percentage points.

Questions people ask

What counts as a good rental yield in Malaysia?

Many investors look for a gross yield of around 5% or more. Klang Valley condos often yield 3% to 5% gross, while older or smaller units and auction buys can yield more. Always compare the net figure after costs.

How is ROI different from rental yield?

Rental yield is yearly rent divided by price. ROI also counts what you actually put in (down payment, stamp duty, legal fees, renovation), your loan interest, and any change in the property’s value when you sell.

How do I work out net yield?

Take the yearly rent, subtract maintenance and sinking fund, quit rent, assessment, insurance, repairs and an allowance for empty months, then divide by the total purchase cost including stamp duty and legal fees.

Is a high yield always a good investment?

No. A high yield can come with a weak rental market, an older building, high vacancy or rising maintenance fees. Check how many similar units are up for rent and how long they take to let.
