First home loans and schemes

First-time buyers can get higher margins under government-backed schemes. Under Skim Jaminan Kredit Perumahan (SJKP), the government guarantees part of the financing so banks can lend up to 100% of the price plus costs, including to gig workers and the self-employed. SJKP MADANI goes up to about 120% (including renovation and furniture) for homes up to RM360,000.

Civil servants can also borrow from LPPSA at a fixed rate, and several banks run their own first-home packages backed by Cagamas. Eligibility (income caps, price caps, age) varies by scheme and bank, so check before you apply.
