Full flexi home loans

A full flexi loan is linked to a current account. Money you keep in that account is offset against the outstanding loan, so you pay interest (or profit) only on the difference, and you can withdraw the money any time.

Banks usually charge a small monthly fee for the linked account, and some cap the offset (for example at 70% or 75% of the balance). Full flexi suits people who keep a healthy cash buffer and want it to work while staying available.

Questions people ask

Which banks offer full flexi home loans?

10 banks: Affin Bank, AmBank, Alliance Bank, CIMB, UOB Malaysia, HSBC Malaysia, Hong Leong Bank, Maybank, RHB, Standard Chartered Malaysia.

What is the lowest published rate for full flexi home loans?

3.95% for Affin Bank AFFIN Home Flexi Plus (SBR + 1.20% (PDS illustration)). 8 of 18 packages don’t publish a rate.

How does a full flexi home loan save interest?

Interest is usually calculated daily on the loan balance minus what sits in the linked current account. Keeping RM50,000 in the account on a RM400,000 loan means you are charged as if you owed RM350,000, up to any cap the bank sets.

Is full flexi worth the monthly fee?

Only if you keep enough cash in the linked account. If your balance is small, a semi flexi or term loan with no account fee may cost less overall.
