Conventional home loans

Conventional home loans in Malaysia charge interest at the bank’s Standard Base Rate (SBR) plus a spread. The SBR moves with Bank Negara’s Overnight Policy Rate, so your instalment changes when the OPR changes.

Packages differ mainly in flexibility (full flexi, semi flexi or term), the spread, fees, and whether there is a lock-in period with an early settlement penalty.

Rates shown are the examples or “as low as” figures each bank publishes on its product page or Product Disclosure Sheet; “On request” means the bank doesn’t publish one. Your actual rate depends on your profile, loan size and lock-in, and is set when you’re approved.Checked 22 October 2026.
